Infill Development
New Westminster, BCA successful re-zoning of a single-family zoned property to facilitate a strata development. This project began with a detailed analysis of the possibilities of the client’s property. This was governed by the client’s desire to add further residential units on the site. The project included the complex negotiation and processing of a Heritage Revitalization agreement, which allowed a 3-unit strata property.
The existing house, built in 1927, possessed historic significance. The project included the restoration of the heritage exterior to its original appearance.
An infill duplex was located and built beside the heritage house. This increase in residential density provided a source of income which contributed to the affordability of the client’s property development. The two homes contribute to the City of New Westminster’s goals for increased residential density and housing affordability. The duplex building is designed to integrate with its traditional neighbours. This involves the overall form and detailing, and the creation of reasonable outdoor spaces that support the privacy of all three residences.
